Concrete Lifting in Highland, IL

Review Logo 4.8 (1,169)

In Highland, Illinois, the clay and silty soils provide a strong base for concrete, but excessive moisture can lead to instability. With an average annual precipitation of 40 inches, rain can saturate the soil, causing it to shift and weaken. This can result in sinking concrete, leading to uneven driveways, sidewalks, and steps. Foundation Recovery Systems utilizes advanced polyurethane injection techniques, specifically our PolyRenewal system, to lift and restore your concrete surfaces efficiently and with minimal disruption, curing in just 15 minutes.

Foundation Recovery Systems (FRS), a Groundworks Company, is dedicated to offering top-notch home repair solutions in Highland and surrounding regions. Our services encompass foundation repair, basement waterproofing, crawl space encapsulation, and concrete lifting. With a focus on quality service and the latest industry technology, our experienced technicians work diligently to ensure your home's structural integrity. We are proud to serve the communities of Missouri, Iowa, Illinois, and Kansas, providing nationally backed warranties for every project.

"We had such a great experience with Foundation Recovery Systems and I highly recommend them! Communication was great all around. The salesman Eric S was super helpful! He explained what another contractor did wrong and helped me with how to respond to that contractor. He took texts and answered questions prior to us signing the contract, and then between signing and install. Then the crew who did the install was fantastic too! Foreman Greg H and his crew worked so hard and fast! They did a helpful walk through before the job began and answered questions. On the second day of install was a snowstorm and they came anyways to finish the job, even though they could have delayed. One of the guys was manually mixing cement in 0 degree temps! They laid the cement very nicely, much smoother than the contractor we had before. And I was especially impressed that the cleaned up so well, better than how they found it (with the mess from the earlier contractor)."

Types of Concrete Damage in Highland

Common Causes of your Concrete Problems in Highland

Poor Soil Compaction

The soil beneath the concrete may not have been compacted enough during construction. Over time, the loose soil shifts and settles, causing the concrete to sink or crack.

Soil Erosion

Water from rain, sprinklers, or poor drainage can wash away the soil under the slab. This creates empty spaces, making the concrete sink or become uneven.

Climate Conditions

When saturated, clay soil expands, and when dry, it contracts. These constant changes in moisture levels weaken the support beneath the concrete.

Freeze-Thaw Cycles

Water in the soil freezes and expands during winter, then thaws and contracts. This movement puts pressure on the concrete, leading to cracks or lifting over time.

Tree Roots

Roots from nearby trees or shrubs can grow underneath concrete. As they grow, they push up on the slab, causing uneven surfaces or cracks.

Heavy Loads

Parking heavy vehicles or placing large items on concrete can compact the soil underneath. Weak soil cannot often support the weight, causing the slab to sink or crack.

Poor Drainage

Excessive rainwater or water pooling near concrete slabs can lead to soil washout, weakening the soil under the concrete.
