Causes of Concrete Damage

Here's why your concrete slab is cracked, sunken, and uneven:

As a homeowner, you should be concerned about the concrete slabs on your street. During colder months, street slabs contract, and when warm weather returns, they expand. However, debris-filled joints can cause “street creep,” which exerts pressure on your home and can cause foundation and concrete issues. But cracked and sunken concrete can be lifted and leveled with the right technology and know-how.

Moisture is concrete’s enemy. It seeps into pores, expands during freeze-thaw cycles, and weakens concrete. This results in pitted, flaky slabs. Untreated concrete is also susceptible to staining due to its porous nature.

Compacted soil around building sites can be unstable, resulting in voids forming and concrete slabs settling over time.

Drought and dry conditions can exacerbate this issue, causing the soil to shrink and create even larger voids. When the rains return, water can seep into these spaces and further weaken the soil, leading to significant settling and potentially dangerous structural issues.

Soil washout can weaken and wash away soil, leading to cracking and sinking slabs that affect your home’s stability. It also deteriorates soil quality, causing erosion to worsen exponentially over time and impacting your yard and property.

Foundation Recovery Systems installed 11 helical piers on the sinking addition to our house. First, our inspector/estimator, Tanner, was very informative, listened well to our concerns, and was easy to communicate with. After work was completed, Tanner followed up with a phone call to make sure we were pleased with the crew's work. Our crew foreman, Jon, and the rest of the crew were very professional and very hard working. Jon communicated with me clearly about what they were doing and why each step of the way. He also kept me informed of obstacles they encountered and how they were solving them. The crew accidentally damaged some window trim and an exterior door threshold, but Jon told me immediately about it and the company has reimbursed us every penny for repairs. The crew completed their work and we are so happy we hired FRS!

I found them by a quick google search but of course reading the reviews I decided to go with their service. I was first contacted by Peter Sirna who was the sales associate who helped schedule everything and answer every question we had. When I say every question he did, even a text on the weekend he was quick to respond. The crew came out on the day that promised and there were a couple of issues. They immediately brought them to our attention and they broke down how to solve the issue promptly. The crew ran by Joel, Trayvon, and Coleman were awesome. They got here early and stayed late if they had to. If you have any doubts on which company to use I would highly recommend them, they are extremely professional, cleaned up afterwards, and will even come back in the future to make sure that all the work they did was done correctly. Lifetime warranty is a cherry on top. Wouldn’t be the sharpest knife if you went with someone else.

I called for a quote because I have sidewalks all around my 1915 home that are in very bad shape and heaving in several places as well as a washed out area of sidewalk that sunk about 5". They came out and gave me a quote within a week. I had questions and the owner came to my home at 8:00 on a Saturday morning to discuss the areas he had included in his proposal. Two days later they came out and did the work. They were on time and did exactly everything that they said they were going to do. I'm very impressed with Chris and Barb at Top Notch. I didn't get Chris's technician's name that came out with him but he seemed friendly and worked hard the entire time as well. I will definitely refer people I know to Top Notch. Very impressed!

We recently had Foundation Recovery Systems out to fix our foundation. I wanted to express how impressed we were with the whole process. We had a few bids, one in which the company stated they would need almost three weeks to to finish the work. Not only did Foundation Recovery Systems fix our issue but they did it in a day and a half at almost half the price of the other bids we had received. I want to make sure that the gentlemen who did the work get the recognition they deserve as well because they were all phenomenal. The inspector who came to visit us was Hunter Herbst. I explained to him what we were needing, told him of the other bids and the proposals we had received. He did not try to up sell me, was not pushy in any way and put together a plan that best fit what we needed. The three gentlemen who came out to do this back breaking work were Greg Harvey, Dillon Sults-Evans and Josh Cummings. All three were highly professional. They worked fast and efficient and when they left, beyond the work they completed, you couldn't even tell they were there. Our basement was spotless. They also have pretty good taste in music as well. I could not recommend this company higher, if you are needing foundation repair make sure to reach out to them.

I just watched Robert and Chase drive away after 6 days of facing a tremendously challenging and downright nasty crawl space repair – they tackled the job with a positive attitude and left this 105 year old home stable and ready to weather another century. The honest and open communication of the entire crew coupled with their demonstrated confidence and competence was all the reassurance I needed to know this job was done to the highest of standards and will stand the test of time. Thanks beyond measure to Lee J., Robert S., Chase M., Kaden D. and Tanner W. – you guys are absolute rock stars. I would recommend FRS – Moberly not only for their skill and steadfast work ethic, but also for their kindness, up-front honesty about what the job entails and their willingness to ensure the job is done right for the best future of your home. Photos: The first three photos will give you an idea what they had to endure. That last photo demonstrates the massive improvement – I’d *almost* be willing to go under there myself now! After a couple of pending plumbing repairs the encapsulation will be complete, but it’s now a safe and clean crawl space for work to continue on this old piece of history I call home.

Armando G. was respectful of my time by first arriving on time for the appointment and showed excellent customer services skills by explaining the reason why water instrusion happens in basements. He was very knowledgeable and very patient when going through the process of not only telling me how the issue will be best resolved with the waterproofing and sump pump system, but also answering my questions. I recommend having Armando G. working for Foundation recovery because he has mastered the necessary skills to test your basement issues and offers the best solution. He knew exactly how many days and the number of the crew I would need and that also shows his expertise and experience with the company. TG

Having a 25 year career with a world class engineering firm, my knowledge and experience qualifies my comments on this team. While withholding any review on the functionality and results of the push-piers, this review focuses entirely on the FRS crew, Derrick (inspections & sales coordinator), Byron B. (Team leader), and Kris B. (Apprentice/skilled technician), of whom I believe to be world class, as well. I can’t say enough about this team. Working through lunches both days, this team brings professionalism to the workplace with no complaints – period. All responses were “Sir, yes sir”. Laying protective coverings in high traffic areas, listening and working with customer’s concepts and requests, explaining their work, and equally important – cleaning up behind themselves, leaving only the refined work to indicate their presence. Thank you so much for your excellent work ethics and respect to our property, Byron and Kris!

FAQs

If you find yourself concerned about the cost of pool deck repair, you may be tempted to try and take on repairs on your own. After all, there are plenty of other DIY solutions you can do around your home, so why not this one? DIY pool deck repair solutions, unfortunately, rarely work out in a homeowner’s favor. Instead, these endeavors can become costly and riddled with errors, meaning that you’re actually going to end up paying more if you try to DIY the fix.

Concerns About Costs

Most of the time, homeowners who try to lift their concrete on their own are concerned about the cost of professional repairs. If you’re already someone who enjoys DIY, you might know that certain DIY projects can save you lots of money — after all, making food at home is cheaper than eating out, so why wouldn’t concrete lifting follow the same idea? The problem is that concrete lifting isn’t at all like making food, and DIY work can actually cost a homeowner far more than professional help.

For starters, you’ll need to find the materials and tools you need to bring your concrete back up to its original height. If you don’t have any similar projects planned for the future, many of these tools may be of one-time use. Professionals already have many of the tools they need on hand to restore your pool deck. That means they can afford the hundreds of dollars in tools they need for pool deck lifting, whereas you probably can’t. Similarly, experts can reach out to industry peers for materials they might need, garnering industry discounts you wouldn’t be able to take advantage of.

The Dangers of Errors

Most of the time, DIY mistakes aren’t that big of a deal. If you mess up a recipe, even to the point of complete disaster, you’ll just mess up a couple dollars’ worth of food and have to get takeout. Making a mistake while trying to lift your pool deck, however, can make the structure effectively unusable. For starters, you may end up leaving your pool deck more uneven than you found it, putting you and your family at risk of injuries. You may also put the other nearby concrete structures you have in place at structural risk.

Then there’s the question of your property’s value. If you fail to appropriately fix your pool deck, or if you make a mistake while trying to repair it, you can put your home’s market value at risk. You risk losing up to 30 percent of your home’s market value if you try to list it with a damaged pool deck or any other type of concrete failure on the property. That might not be a big problem now, but if you’re ever going to sell your home, you could end up taking a big hit on it. If you work with professionals, you’ll be far less likely to eventually sell a home that’s lost some of its value due to damaged concrete.

Yes. PolyRenewal™ is made from an environmentally friendly material that is waterproof and won’t degrade over time. This means it won’t leach harmful chemicals into the surrounding soil.

PolyRenewal™  cures very quickly. In fact, you can drive your car over a driveway slab just 15 minutes after it’s been lifted with PolyRenewal™ .

PolyRenewal™ is cost-effective because it offers a long-lasting solution that less expensive in the long run when compared to mudjacking and slab replacement.

Why You Need Concrete Lifting

Improves Accessibility

The Consumer Product Safety Commission (CPSC) reports over 2 million annual fall injuries due to flooring. Lifting concrete eliminates tripping hazards and makes homes safer for visitors.

water pooling on concrete

Prevents Pooling Water

Concrete lifting means no more puddles around your home. Uneven or cracked concrete is caused by soil that expands and contracts due to rainwater or snowmelt absorption. The soil fluctuation exerts pressure on the concrete and creates voids beneath it, making it sink or crack. These newly created voids lead to water pooling and soil movement below the concrete.

Improves Curb Appeal

Concrete lifting can do wonders for your home’s appearance and put your mind at ease about cracks and puddles. And when it comes to selling your home, it’s a definite plus since potential buyers won’t have to worry about future repairs. At Foundation Recovery Systems, our transferable warranties ensure that the guarantee extends to buyers when you sell your home.

Common Concrete Lifting Dos & Don’ts

Do:

  • Opt for PolyRenewal™ Injections

PolyRenewal™ injections are a modern, non-invasive solution to concrete cracks and unevenness. Completed in an afternoon, installers drill penny-sized holes and inject polyurethane foam to lift and level your driveway or sidewalk, making it safer for your family.

  • Keep An Eye on Your Foundation

Concrete cracks can signal other issues like foundation cracks, basement leaks, and crawl space problems caused by soil issues. Our certified field inspectors inspect your entire home to locate the root cause of the problem and provide a comprehensive fix to prevent further structural issues.

  • Ensure Your Yard Is Positively Graded

Yard grading is crucial for maintaining the health of your foundation and concrete. A negative yard grade, where rainwater drains towards your home, can cause pooling, soil expansion, and concrete and foundation issues. A positive grade, where water drains away from your home, can prevent these problems and preserve the health of your home.

Don’t:

  • Fall for Slab Replacement

Slab replacement is a bandage solution that fails to address the root cause of the problem: lack of soil support. Without fixing soil voids, cracks will reappear in your driveway, sidewalk, or patio.

  • Ignore Your Gutters

Gutters play a vital role in protecting the health and functionality of your home. Allowing water to pool around your foundation and concrete accelerates soil expansion, leading to cracks and flooding. Regular gutter cleaning ensures proper water drainage and prevents these issues.

  • Waste Time on Mudjacking

Mudjacking is an outdated and invasive concrete leveling method that is invasive and adds weight to your concrete. Polyurethane injections are a better option, as they won’t require repeated procedures or add weight.
