This homeowner from Springfield, MO was experiencing some rattling when he walked across the floor in his living room. He also had cracks in his tile, drywall and a marble tub that had formed a crack. When he bought the house, there were cracks already in the house but in the past 2 years new cracks have appeared. The homeowner's goal was to permanently stabilize his floors and close some cracks. After David did a walk through, he found that the main beams were settling and not the floor joist. The previous owners had tried to install jacks underneath the home but did not install them correctly. FRS went into the home and installed 20 three-foot Smart Jacks, the correct way, and closed up a couple of the cracks. After the project was completed, the home owner was very happy with the work completed by FRS.

In Springfield, Missouri, during heavy rains, this home had water coming into the basement. The home was built in 2001 and shorty after the homeowners resided in this home in 2002, the problem started. The problem was located in the back left corner by the walkout door in the basement. During the heavy rains, the carpet would get wet but the homeowners could never figure out where it was coming from. Polyurethane lifts sunken slab in Springfield, MO

This home in Springfield, Missouri had some drainage issues which had caused a crack leak directly where the homeowner's gutters were discharging due to a broken buried gutter. During one Christmas, the homeowner had about 2 gallons of water in his basement. After dealing with that and water still coming through the crack, the homeowner was ready to find the problem and get it fixed. The FRS inspection found that his gutters were discharging directly in the area where the crack was found, and the area where the basement and garage met had settled because the garage foundation wall had sheered and tipped outward. At this point, the homeowner was only interested to poly the driveway and garage.

Foundation Recovery Systems injected Polyurethane into the driveway and garage. The driveway and garage split down the middle and tipped to both sides. A pattern of 5/8 inch holes were drilled through the sunken slab, and these holes were smaller than a penny! Once the holes were drilled, FRS used a specially designed piece of equipment to inject the structural grade polymers into the void. After the void was filled, the polyurethane expanded allowing for a precise lift and stabilization of the slab. FRS was able to lift and level out the garage so everything was level plus it gave the garage flow out towards the driveway. We were also able to lift and close the gap between the sidewalk and the brick steps but was not able to level the sidewalk to the driveway due to how snug it was against the brick but the homeowner understood and would be replacing the bricks soon anyway. Once the lift and stabilization were completed, cracks were prepped and caulked and the polyurethane holes were sealed patched with concrete. The homeowner was very happy with the finished project and that the polyurethane reduced trip hazards, had a quick cure time, and is environmentally friendly.

Settlement and Crawl space problems solved once and for all in Springfield, MO

This 1979 crawl space home in Springfield, Missouri had FRS out at their home due to cracking in the brick structure of the home. The inspection showed the crack had gone through her footing. The difference between the home where the area was affected compared to the rest of the home had dropped about an inch and a quarter. While the team was inspecting the crawl space, mold was found and the owner wanted to encapsulate that area and dry out her crawl space to prevent any further mold. While mold was found, there was no evidence of water and she had never had any water in her crawl space before.

The homeowner's goal was to permanently stabilize her home and prevent mold and humidity; and that's just what FRS did with the installments of a full crawl space encapsulation (Clean Space Liner, Sani Dry CX unit, Clean Space Pinkie Roll, Smart Drain, Vent Covers and a Crawl Space Door) and the Standard Bracket Push Piers. The Smart Drain has a custom design that includes holes on the top and front to accept water from the soil and surface of the crawl space while the wall flange collects water from the crawl space walls and the footing/wall joint. The Clean Space directs the water vapor that is held back from passing through the foundation wall, to the sump pump. The SaniDry CX unit can remove up to 109 pints of water per day that keeps dry air circulating all over the place and automatically drains into the Smart Sump. To create an airtight, waterproof seal between the crawl space and the outside air, the Crawl Space Door was installed and eight Vent Covers were installed to keep outside air away, along with moisture, pests, winter cold and the summer heat. To help lift the home back toward its original position, FRS installed five 3" Push Piers with standard brackets that are made of steel and driven deep into the soil to bedrock. With all of the installments, the homeowner now has a permanently stabilized home that has no mold or high amounts of humidity in her crawl space.

Crawl space in Springfield, MO gets encapsulated

This homeowner from Springfield, Missouri had mold on the interior framing near his crawl space. The basement also had exposed ground area along the back of it and the homeowner wanted to have it covered and sealed. Before covering and sealing the basement, Foundation Recovery Systems applied Mold X2 on the interior framing to help get rid of the mold. After hearing the homeowner talk about the amount of humidity in the basement, FRS installed a SaniDry XP next to his water heater with the ducts drying out the air in the crawl space and pushing that air into the basement. Then, FRS dug and installed the Smart Drain to accept water from the soil and surface of the crawl space. A special wall flange collects the water from the crawl space walls and the footing/wall joint. Clean Space wall liner was hung to hold back water vapor passing through the foundation walls and directs to the sump pump and then all the seams were taped. With all of the installments, the customer now has a mold-free basement where the humidity can be controlled.

Four Push Piers lift home back to its original position in Springfield, MO

A single level home that measured 82'x30' with a crawl space in Springfield, Missouri needed for his foundation to be raised up. After contacting Foundation Recovery Systems, the men came out to look at the foundation. Cracks on the interior walls led to the discovery of sagging floors. And there had been considerable ground water seepage as well. During the crawl space inspection, FRS discovered the Northwest corner of the house had settled as well. To fix this issue, FRS installed four piers; two on the West and two on the North walls. The piers started at 2' from the corner and then 6' seperation for both of the walls.

First soil was removed from the area where the four piers needed to be driven. A heavy-duty steel bracket was then installed against the foundation's footing. The Steel pier sections were hydraulically driven through the bracket to bedrock. The weight of the home was transferred through the piers to competent soil and the lift was attempted. FRS was able to lift the foundation around 1/4-1/2 inches. Once the stabilization of the lift was completed, the soil was backfilled and the home is now permanently stabilized in its new position.

Smart Jacks installed in Springfield, MO to help sagging floor

This home is an older, single level that was built in 1952 and the walls and ceiling were starting to crack. The interior walls were showing signs of wall movement and the main beam was sagging upwards of 1.5 inches. To help solve the problems, Foundation Recovery Systems recommened installing Smart Jacks to the homeowner. Smart Jacks are steel support systems that are used to stabilize and level the girders and floor joists in a crawlspace. It is the best opportunity to lift the above floors and walls back to their original position. The Smart Jacks are adjustable and the only solution that addresses soil problems. 

For the installment of the Smart Jacks, a cube of soil is excavated and the hole is filled with engineered fill. A structural footing is placed and leveled ontop of the engineered fill and the steel column is cut to the appropriate height and then assembled and connected to the girder. The girder and floor joists are immediately stabilized and the above floors and walls are lifted and leveled. FRS installed six 3ft Smart Jacks in this homeowner's crawlspace to level the sagging floor.

Sagging floors fixed in Springfield, MO

This homeowner had lived in California but due to an earthquake, the home was a total loss. She has owned a 1980s rental home in Springfield, Missouri and would be moving back into it. The homeowner had noticed that the home had sloping floors in the kitchen and living room and wanted it fixed before she moved back in. Upon the FRS inspection, there was a max of 1.25" of difference in the family room and kitchen. The cause of the settlement was because the 2"x8" floor joist span was at 13.5'. 

Foundation Recovery Systems would install a total of fourteen 5ft Smart Jacks, a Turtl and a Supplemental Beam. The Smart Jacks were installed on the crawlspace walls in the front, back and by the fireplace to help stop the floors from sagging. At the homeowner's request, the Smart Jacks were installed by the fireplace to support the brick. Turtl was installed because the crawlspace entry was only 12 inches and the turtl would protect the crawlspace from deterioration and from water and moisture damage. The homeowner was looking to have level floors and that's just what FRS gave them.
