The El Chaparral apartments located in Riverside, Missouri was experiencing some settlement issues of -0.75″ in the Southeast corner of one of their apartment rooms. Cracks were formed on the East and South walls beecause of the settlement of the building. The El Chaparrall apartments have 1 bed/1 bath, 2 beds/1 bath, and 2 beds/one half bath with a living space, kitchen area, and a fitness/recreation area for rent. The owner also wanted to have the apartment waterproofed and a complete perimeter system along the walls of the apartment installed.
Foundation Recovery Systems installed the SafeDri Sump under the stairs along with the CrawlSeal and BasementGutter Drainage System on the 4ft wall. The Ultra Sump provides the apartment with three levels of protection including the primary pump, secondary pump, and the battery back-up system while the CrawlSeal is a durable 20-mil wall cover that holds back water vapor passing through the foundation walls and directs it to the SafeDri Sump. Three 3″ Push Piers were installed to stabilize the building. This was done by driving the steel piers through the heavy-duty steel brackets to bedrock. The lift was performed after the weight of the home was transferred through the piers to the soil. Once the lift was performed, FRS backfilled the soil and the building was permanently stabilized in its new position. FreezeGuard and YardWell were also installed to complete the Waterproofing; the FreezeGuard allows water to eject through the holes in the event that the sump pump discharge line freezes and the YardWell will allow water to come out onto the surface while the rest of the pipe is buried under the ground. The owner of El Chapparral apartments was very happy with the products installed and how quickly the project was completed.
