After four months of living in this townhome, the homeowner was tired of having to manually operate her sump pump during heavy rains. The sump pump would work but when it got low, water was squirting out the bottom of the pump and then the pump would not shut off. The homeowner was impressed with the Ultra/Sump combo that FRS offers and that's exactly what we installed. The Ultra Sump connects the perimeter drain to the sump pump and clean gravel was backfilled around the sump liner. Three levels of protection come with the Ultra Sump, a primary pump, secondary pump and battery backup system. An Ice Guard and Lawn Scape were also installed to the outside of the home in the event that the discharge line freezes; with the Lawn Scape being installed, there will be a place to let water out onto the surface. Now the homeowner does not have to worry about being away from her home for a job and coming back to a wet basement.

Located in Raytown, Missouri, this customer had a wall that was bowing in with no water coming through the cracks. The home is a 1950's era ranch style home on an 8" poured concrete foundation with an 8' wall height. The homeowner knew of the bowing wall on the East wall along with visible cracks along the foundation wall. After Foundation Recovery Systems performed their inspection, the East foundation wall was suffering from inward lateral deflection (ILD) of -3", which was most likely caused by hydrostatic pressure & expansive soils. The angular cracking on the foundation wall was found consistent with ILD. FRS recommened Wall Anchors to be installed. The Wall Anchors are the best opportunity to straighten the wall over time and be able to fix severe problems including leaning walls. They consist of galvanized steel earth anchors that are embedded into the soil, out away from the foundation wall and connected to steel wall plates with galvanized steel rods. The customer was happy with the process and installments of the 8 Wall Anchors on their basement wall.

Keep your home dry with expert basement waterproofing

Kansas City, MO illustration of the clay bowl effect flooding a foundation

The clay bowl effect. The backfill soil around a foundation is loose, allowing water to enter, exert pressure on your basement, and cause leaks.

Even if your basement doesn't regularly flood, if the space gets wet, damp, or humid after precipitation, you may have a basement water problem. This kind of environment is a breeding ground for mold, making your basement uncomfortable and possibly causing more extensive damage to your home's structural integrity. Additionally, basements can leak from more places than you might think, from wall joints to basement windows and failed water heaters. No matter what's causing your wet basement, Foundation Recovery Systems has the products to give you a cleaner, drier space, including sump pumps, drainage systems, dehumidifiers, waterproof walls and flooring, and much more!

Signs of a basement waterproofing problem

  • Wet or damp basement floor
  • Leaking or damp basement walls
  • Pooling or standing water
  • Crystaline deposit on concrete surfaces

  • Leaky basement windows

Do these problems seem familiar? If so, schedule a free estimate with Foundation Recovery Systems for a proven basement waterproofing solution in Kansas City, MO! We'll help you regain control of your home and give you a basement that's safe to use.

Job Stories From Kansas City, MO
PolyLevel injection helps lift sidewalk & driveway in Kansas City, MO

This homeowner in Kansas City, Missouri contacted Foundation Recovery Systems because his concrete driveway and sidewalk had sunk. This can be caused by washed out soil under the concrete or poorly compacted fill soil. There was a void of 4" on a 6x4 area under the front sidewalk and a portion of the sidewalk that runs perpendicular to the house was down 2". Also, a section of the driveway next to the garage also had a void that needed filled. The homeonwer's main concern was to fix the sidewalk that had sunk, to level the portion next to the garage and sidewalk, and a small section of the sidewalk in the front of the house.

To fulfill the homeowner's request, FRS injected Polyurethane into the sidewalk to lift and level it off. Polyurethane utilizes high-density polymers to raise the slab back to the desired level. This is done by drilling small holes in the slab and using a specially designed piece of equipment to inject the structural grade polymers into the void. Once the void is filled, the polyurethane expands and allows for a precise lift and stabilization. The sidewalk was lifted successfully; however, there was a piece of the corner that broke but FRS was able to fill the crack and stabilize the rest of the sidewalk. The customer was happy with the whole installment process and that his sidewalk and driveway were stabilized.

New basement windows in Kansas City, MO!

This homeowner from Kansas City, Missouri had four different window wells that needed to be replaced. The window wells had no cover on it so leaves, debris, rain, and gutter overflow were able to get in it; this caused the window to deteriorate. The residence is a 1910's era two-story home on a stone foundation with a 7' wall height. After a thorough inspection performed by FRS, it revealed that not only did the window wells need to be replaced but the windows itself needed to be replaced as well.

Foundation Recovery Systems installed four block windows and four SunHouse Window Wells. The window well features a sturdy, clear cover that fits tightly and a bottom that prevents weed growth and keeps leaves, debris, and rain out. Since the bottom is clean and light colored, it will allow for more sunlight to come through the basement. Because this window well is covered, it will keep the cold winter winds from blowing against the panels. With the installment of the window well and block windows, this basement will be brighter than it has ever been.

Bowing Wall fixed with Anchors & Power Braces in Kansas City, MO

After purchasing this home three years ago and the home being in a complete disaster with 3 inches of standing water, black mold everywhere, a falling in ceiling, and a roof with holes; this customer was ready to start fixing other problems as well. The South facing wall had bowed inwards due to the amount of soil push and water build up. After Foundation Recovery Systems performed the inspection, it revealed that the back wall had bowed and tipped inwards about two inches across the whole wall. The left side wall had also done the same thing but deflected about 1.75 inches.

To fix the bowing wall, FRS recommended 8 Geo Lock Anchor 7' Channels to prevent inward wall movement and shearing with 8 extensions to reach out past the trench hole that the homeowner had dug. Four Power Braces were recommended with four Joist Reinforcements for the left side foundation wall by the garage door.

The Geo Lock Anchors were installed to stabilize the cracked and bowed basement walls which can be tightened during dry periods even when the soil around the home shrinks. And the Power Braces were installed to support the basement walls and allow for potential straightening over time. With the installments of both the Anchors and Power Braces the bowing wall was fixed in no time.

My basement needs so much help! I've had a few contractors give estimates but want to hear from engineers/basement people to give the best solution. Floors are sinking and have low and high spots in my house. Joists and posts need to be done right. Not sure if you do this kind of work but thought I'd ask! Foundation seems to be ok - just not the posts/beams supporting the house.

During the storms earlier this week, there was water leaking in my basement. I'm not sure where it was coming from, though I think I might know. I need to know if it's a foundation issue or something else, and how much it would cost to repair. thanks, Lynnette
