There are several options when it comes to reinforcing a sagging crawl space, including block columns, shimming and light-duty jacks. Foundation Recovery Systems recommends the use of the SmartJack® crawl space support posts, which are designed specifically for this purpose.
Installing the SmartJack System
A two-foot cube of soil is excavated at each SmartJack location to address weak foundation soils or the effects changing moisture conditions. The hole is then filled with concrete or engineered fill to create a stable, load-bearing footing. The custom-engineered SmartBase is then positioned on top of this material to hold the SmartJack in place and properly distribute loads.
Next, high-strength, galvanized steel tubing is cut to the appropriate height. The steel column and components are assembled and connected to the support beam and the SmartJack system is tightened into place. The support beam and floor joists are immediately stabilized and the above floors and walls can be lifted back toward level.
Unlike the other options mentioned above, the SmartJack is the only option that actually stabilizes the soil underneath it, thanks to the SmartBase and the engineered fill it sits upon. Once installed, the system provides immediate stabilization and lift. The components are made of zinc-plated and hot-dip galvanized steel to prevent rust and eliminate weakening from moisture, mold and wood rot. Best of all, installation is quick — often taking less than a day — and can be done year-round.
