Challenge

In Ottumwa, Iowa, this homeowner was concerned with a clay tile wall in their basement that had begun to bow in. After Foundation Recovery Systems performed the inspection, the basement had had several repairs already done in the past. However part of the walls were poured concrete, part were block, part were stone and part were clay tile. Because of the bowing of the wall, FRS stabilized the clay tile wall and the block wall. The clay tile wall showed shearing at the base and bowing in the center at three inches while the block wall showed shearing at the base and bowing in at one and a half inches. To stabilize both walls, FRS installed four Intellibraces on the SW clay tile wall and the South block wall received two IntelliBraces.

Solution

FRS first cut the strong steel I-beams that have a special rust-resistant zinc coating to the appropriate height of the wall. The top of each brace was attached to a floor joist near the mudsill at the top of the wall, and a specially designed bracket was bolted to the floor joist that contained a large-diameter bolt for adjusting and tightening. FRS then used a level to fine-tune the position of each beam to prepare the brace before attaching it to the floor. Each beam was attached to the concrete foundation floor with a special, bolt-in-place bracket. The beam spans the entire height of the foundation wall, which makes them suitable for repairing walls that bow from the middle. The bracket that anchors each I-Beam to a floor joist included a long bolt that can be tightened over time and will force a bowed foundation wall back toward its original vertical and straight position. After installing the IntelliBraces, FRS filled the gaps in with grout. Overtime, the basement wall will be straightened out and the joist reinforcements that were added will distribute the load evenly so the above floors cannot be damaged.
