In Macon, Missouri, a customer was wanting to sell their house but found cracks in the walls and the West side of the basement wall was starting to bulge. There was also some other surface cracks and leaks around the basement. During the inspection, FRS found that all three earth bound walls were leaning in around 1.5"-2" at the top, the chimney that was located in the center of the home had settled 1", and in the Northeast corner of the foundation it had also settled 1". To fix this issue, FRS installed eighteen Wall Anchors to help fix the bowing basement wall. The homeowner is happy in knowing that FRS resolved their issue and they can now put the house on the market.

Cracked and bowing walls was the reason this homeowner from Macon, Missouri scheduled an appointment with Foundation Recovery Systems. Angular cracking was found on the left, rear and right walls of the home. The left wall was leaning in 3" at the top center and the rear wall was leaning in 7" at the top center. FRS installed five Wall Anchors on both the left and right walls to stabilize and straighten the wall overtime. Nine Wall Anchors with extensions were installed on the rear wall to straighten it immediately. Wall Anchors can fix severe problems and be installed around obstacles in the home. The anchors can be tightened during dry periods, allowing for improvement and straightening of the wall overtime.

A homeowner in Unionville, Missouri was concerned with a block wall in their basement because it had bowed and sheared at the base. The FRS inspection revealed that the block wall had sheared 3 inches at the base at the bottom of the stairs, which was the worst area. Foundation Recovery Systems installed five 8ft Power Braces with joist reinforcements to stabilize the wall. The Power Braces have a patented system that allows for tightening and can improve the condition of the wall over time. It also has a zinc coating that allows them to be resistant to corrosion, reduces abrasion and wear, and creates a non-toxic surface. One Smart Jack was also installed under the center of the beam to lift it 1.5 inches. With the installment of Power Braces and joist reinforcements, it distributes the load evenly so no damage occurs on the floor.

Power Braces & Joist Reinforcements installed to straighten leaning wall in St.Joseph, MO

Because of structural issues occurring in this home in St.Joseph, Missouri, this homeowner contacted FRS for an estimate. After performing the inspection, FRS found that the wall on the North side of the house had leaned in. The wall had a horizontal crack down the whole wall and a one-inch maximum deflection was shown. Foundation Recovery Systems installed seven 8ft Power Braces with Joist Reinforcements. The Power Braces were placed two feet from the corners and spaced every five feet apart. Power Braces were chosen for this project because they will keep this wall from tipping/leaning in at the top, from sliding at the bottom, stabilizes the wall that is bowing in at the center and had little disturbance to the lawn and landscaping of the home.

The Power Braces were installed in just 5 simple steps. 1. The Power Braces were cut to the appropriate height (the strong steel I-Beams have a special rust-resistant zinc coating to ensure the system will look and perform like new) 2. Securing the Floor Joist: The top of each brace was attached to a floor joist near the mudsill at the top of the wall then a specially designed bracket was bolted to the floor joist which contains a large-diameter bolt for adjusting and tightening after the installation. 3. Fine-Tuning the Power Brace was done by making sure the brace was perfectly plumb or vertical. 4. Attaching the Braces to the floor: each beam was attached to the concrete foundation floor with a special, bolt-in-place bracket. The braces span the entire height of the foundation walls, which makes them suitable for repairing walls that bow and buckle from the middle. And 5. is the actual straightening of the wall: each I- Beam includes a unique, patented adjustment mechanism that is unlike any other foundation wall repair system. The bracket that anchors each I-Beam to the floor joist included a long bolt that can be tightened over time and can force a bowed or buckled foundation wall toward its vertical and straight position. The seven Joist Reinforcements were installed because the wood began to rot and was weak so the weakened girders and floor joists were unable to support the weight above. Now that the joist reinforcements were installed, the floor above is no longer bouncy, soft or sagging. With the installment of the Power Braces and Joist Reinforcements, the wall will become straightened over time and the floor will not be damaged.

FRS was able to fix four different areas of concern at this home in Olathe, KS

This homeowner from Olathe, Kansas was in immediate need to have his patio and his driveway raised and leveled. The homeowners have lived in the 1980s era split level home for 19 years. The couple had watched the driveway slab, patio slab, and front steps settle over the past few years and they wanted it to be fixed. After the inspection was performed on the exterior of the home, FRS revealed many different problems. The garage approach had settled a difference of 3" from the garage slab, the lower front steps had settled between 4-5" on the outer East edge and had broken away from the upper steps, the front upper steps had settled 1" on the outside North edge, the back patio had one minor hairline crack running down the middle, the Southeast patio corner had a difference of 2.5" near the house slab and there were 2 small cracks in the house foundation near the center of the patio. And that was just on the outside; FRS also performed an interior inspection which revealed settling along the center of the house from the East to West and drywall cracking in the center hallway entry and kitchen areas.

After all the inspections were finished, Foundation Recovery Systems recommened lifting and leveling in four different areas: the garage approach on driveway, the lower front steps, the upper front steps, and the patio at the back of the home. FRS was able to lift every single one of these areas back to its original position by injecting Polyurethane into the concrete slabs. After the polyurethane was injected, it expanded underneath which allowed the concrete to be raised back up. The homeowner was super happy with the finished job and that FRS was able to complete all of their needs.

Power Braces installed in Macon, MO

This home was built in 1837 and has had many additions since then. The homeowner was concerned about one specific section; the poured concrete wall had a deck above it. The rear of the home had an outside access to a storage underneath the latest addition of the home. The area measured 18' x 10' and the 18' wall was bowing in at 1.5 inches at the center. The wall also had a horizontal crack that ran the length of the wall.

FRS removed the 3 existing steel braces that were poured in place to install the new Power Braces. FRS Foreman, Charles, installed four 8ft Power Braces to help straighten out the bowing wall. There were no problems while installing the Power Braces. Therefore the homeowner was happy with the installment of the Power Braces and knowing that overtime, the basement wall would straighten out. 

Installment of Floor Joists, Smart Jacks & Supplemental Beams in Laddonia, MO

One customer from Laddonia, Missouri had believed that the joists in his crawlspace were rotten and were causing the floors to sag and settle. This was a ranch style home that had a block foundation. FRS had found that the North end had sagging floors and drywall damage. The crawlspace was wet and water was dripping off the floor joists. The center beam was also broken in 2 places and there were 4 broken floor joists. The wood in the crawlspace had signs of being extremely wet too.

To help put an end to the settlement and sagging floors, FRS would install 34 Floor Joists, 28 three-foot Smart Jacks, and Supplemental Beams. During the process of replacing the floor joists, FRS discovered the majority of the sill plate and rim joists had rotted after the removal of the insulation. So, FRS decided to set the new floor joists directly on the founation wall. The Smart Jacks were installed to support the floor and not the exterior wall. The customer was happy with the way the floor was lifted and the installment of the Joists, Smart Jacks and the beams.
